BDB Crown developement
Has any owners read the 'Grand Bansko' thread? Is anyone else concerned with the JSC proposal and effects on maintenance etc, I just want my apartment, not interested in renting and just want it completed and pay a fair maintenace charge as originally proposed in the contracts. Cart

Hi Carty, no one can force you into an unclear JSC and dilute your investment that may end with unpredictable consequences . Signing the preliminary contract you agreed to buy an APARTMENT and the respective shared (proportional) part of the building (usually called in contracts "common parts"). In your maintenance contract it has to be clearly stated whom you should pay the annual maintenance fee as well as the amount due. Stick to it (if it safeguards your interest) and instruct your solicitor . Jack

I have no intention of joining the JSC, I have been in contact with my solicitor who has told me to hold payment until he gets a clear understanding of whats going on. I am going out later this month to inspect my apartments progress, should be at Protocol 15, which should be I presume (need to double check contract) be completed, although I am not expecting the complex to be ready anywhere near the specified time. It is interesting to hear that you have no intention of joining the JSC...we have been thinking about all of this for ages and have been told several times that 98% of apartment holders have returned the contracts. Our concern is that there seems to be no committment at the moment from BDB to provide any rental contract to those apartments outside of the company and we can't afford not to be able to rent it out. What are you going to do with your apartment? Is it for your own use or rental? Have you spoken to WPP?

There are alot of companies that rent out, holidaylettings.co.uk for instance, you do not require BDB to let the apartment for you. I do not believe the 98% JSC uptake, I can't believe so many would give up there deeds for shares, I'm sure the JSC directors will be taking all the profit (they will be getting wages and bonusus from the company), I'm doubtful that there will be a lot left in the pot for othere share holders to pay mortgages etc. As for us I can struggle by without renting, but will probably go with an independant letter that will look after the apartment. In the mean time it would be interesting to see how many have not taken up the JSC.

JSC Contract
We too have bought a property within the Crown and would be interested in sharing any experiences. We also have concerns about entering the JSC and do not believe that 98% of buyers would exchange their deeds for shares. We feel that we have been deceived as we feel that this was planned from the beginning. Due to our ongoing concern we hired a Bulgarian solicitor at the 3rd stage payment, who has advised not to enter the JSC. Initially we were under the impression (as we had been told by WPP!!!!) that our apartment would be fully completed by June 09 (not just at crude construction stage). This is the first time that we have been givene final completion date. Our solicitor had BDB sign an additional agreement which states that the apartment shall be fully completed by December with a permit to inhabit meaning we do not have to pay our maintenance fees until then (they were due at the fourth stage payment on our contract). We have huge concerns about the future of our investment/property. We had hoped to rent it out and use it for personal use as well. However we are struggling to understand how this complex can be run with a mixture of independent apartment owners and the JSC. Glenda & Danny N.Ireland

Hi, Just wondered where everyone else was up to in terms of completion. We have paid the final instalment and have received confirmation that protocol 15 will be achieved for our block on 15 July. We do not intend to join the JSC so not sure what happens now regarding title deeds etc..is anyone else at that stage? Thanks Gaffer

Crown visit
Me and my wife have just got back from the Crown, blocks A to D are completed on the outside, however, it is only at plaster board level inside and first fix wiring, walls are not 'finished' so has not reached my contracts final payment stage. However there is alot of activity on the site (unlike some other developements that we passed), BDB are making an effort, they may slow down after they get final payments from the remaining blocks? would urge buyers to check that it has reached the stage set out in the contract (I used Bamro) before paying. I have some photo's if anyone would like them (pm me). Stayed at the Mountain Dream, very nice, that is run as a Hotel/Private apartments, I presume the Crown and Grand will be run on similar lines? All in all I am still glad we choose Bansko, although I feel more sleepless night lie ahead.

We have studio in H.....you have got me worried - what makes you think that they don't exist? Our understanding is that although protocol 15 has now been reached the apartments won't be operational until early next year and will not be rented out until the winter season next year...possibly for the summer...

H Block
I was concerned when i saw on this chat page that some one had mentioned block A to something was at plaster board stage and was concerned that there had been no mention of H block These apartments were ment to be ready ages ago and i think its a joke that they'll not be ready until next year
