Hello all
On my visit blocks A - D were at 'protocol 15', the other blocks were being worked on (E - onwards), this can be seen in the photos that Irish published.

Block F
Does anyone know anything about block F ? i purchased a property there and now stuck between JSC proposals (which concern me) and a demand to pay protocol 15 payment. i have no issue paying this and committed to owning a skiing appartment in bansko but concerned about both the JSC & the status of block F.
i would appreciate any feedback.

I would recommend Bamro.com, they will check your apartment, they are going to the Crown today to check mine, so I will post the feedback that I get.

Update on Crown
We were in Bansko 17-21 Oct and visited the site. We have a studio apartment in Block H and internally this was at the stage similar to the photos posted earlier for blocks A-D. Externally it looked as though things have moved on for the restaurant/swimming pool area, and there were men on site. We were told by those on site showing us round that the hope is the Grand Bansko would be finished in January and that Crown would be 'next year'. We are as reassured as we can be that the development will be finished - by all accounts all but 9 apartments have been sold, and there is movement on site, albeit slow. The problem, as we have now learned is that the preliminary contract refers only to protocol 15, which is rough completion. The developer had met that obligation but there is nothing in that contract in terms of 'completion proper' and the certificate to inhabit. This means that there is no timescale in which the developer has to complete.
What is clear, and there have been previous posts on this site about the Condominium Act, is the need for owners to get together and form their own group. Through this group, represented by a committee, the owners can be involved in the management of the complex. So, what do other owners think about working together on this?
Clearly, if the JSC is formed, this will be the owner of the majority of the complex - and in some respects makes the task of finding owners and forming the group easier. The JSC will, surely, want to act in the best interests of their shareholders.
Any ideas on where we go from here?

You are correct about Article 15 - this simply means the utilities are
connected and the walls are up. You won't be able to use the place until
Article 16. The Grand Bansko contracts are the same.
Reference the group, have you joined the Grand Bansko forum? This is the
sort of thing that is being discussed on there although I think the
Crown has a majority bulk of investors who bought apartments with the
intention of flipping rather than using as holiday homes so they are
keen to join the JSC and turn their investment into shares. I have no
doubts the JSC will go ahead for the Crown. Remember the biggest
shareholder in the JSC is the developer as he owns the spa area and any
unsold apartments.
Lastly, did you take photos of the crown and grand bansko, and were you
taken inside GB to be given an idea of finish \ style etc. If you have
photos I will happily publish them on a website for you

I think Act 15 just means wind and watertight. :?
We had Act 16 without any utilities being connected. :shock:
I think Act 16 depends on how much you pay to whoever dishes out the acts. :roll:
