Hi to all Pirin Rise owners. We are going out on May 25th for 4 days. We have not been out since the summer. As we are no longer helped or supported by the people who sold us the apartment. We are trying to contact the developer to find out things and let him know that we will need keys etc. Any advice or help? Has anyone been staying there recently? Any news about the development etc?

Just got back from 4 days in Bansko & stayed at our apartment for the first time. We were the only ones there, just as expected. George. who seems to be the main man to contact there was very helpful with the electricity bill & tax payment information. Unfortunately none of the facilities are open or will be for some time in the complex because there is not enough money coming in from owners, maintenance etc. Credit crunch is really hurting. Quite a few peoples electricity will also be cut off as bills are not being paid by the apartment owners. We are extremely pleased with the position of the complex, central to gondola & bars and mehanas. Have given George a short snagging list & hopefully this will be done before we go out there again in 7 weeks.

bills for Pirin Rise
Hello all owners of Pirin Rise!
I've had a few emails now from George informing me that I have some bills to pay such as water and electricity for my apartment. I've been in contact with him afew times and asked how I can pay as I haven't a Bulgarian bank account. His English isn't that great though so not really getting anywhere.
I'm just wondering how other people have paid such bills for their apartment and if anyone has an idea of what bills/maintenance we should be paying, I'd really appreciate it.
We haven't managed to use the apartment yet as we still haven't furnished due to having no money! Hoping to get it all sorted though for the next ski season.

Shajas We where there mid June and likewise the only ones there George is a great guy most helpfull and polite I think the pool must be up and running for the winter ski season and its no excuse to say theres a credit crunch its a facility we are paying for

Just a word on paying bills.
Some developers now accept credit card payments which can be done over the internet.
O.K. you get a poor exchange rate and usually a fee to pay, but it is easy and quick and remember most Bulgarians have no idea what a cheque is.
As for facilities: many people moan about management charges, think how high they might be if staff have to be employed when there are maybe only 4 people in the development.

Going out to Pirin Rise
Hi all
Going out to Bansko on 11th July for a few days. The plan is to sort out opening a bank account, paying local bills etc and arranging furniture. Also feel as though need to go out to see what's going on with Pirin Rise. Will keep you all posted!

Hi all. Just received an email from Pirin Rise Management Company who have said they have signed contracts with some tour operators and enclosed a contract to sign if we are interested in our apartment being included in rentals for the winter 09/10 season. Has anyone else received such information and does anyone know anything about a categorization fee we have to pay if we want to let Pirin Rise out to tourists etc? Thanks Karen

Graham....we have 1 apartment in the fabulous St Ivan Spa Complex :wink: all the others on our website are apartment owners who advertise with us.......take a look we are looking for more owners...we have a great offer on our apartment page at the moment for any of you skiers out there :!:

Hello from the new kid on the blog
Hi folks
I only found this forum the other day, wish I'd stumbled across it earlier. I also have bought an apartment and was out there during the summer to have a look. Like the rest of you, I fond it to be depressingly empty and I guess we have to hope we can generate some activity over the winter season.
To pick up on a few points from previous posts:
1. Electricity bills etc - George never mentioned anything about these to me. He gave me a bill for my localtaxes, which I went down to the tax office and paid. However I guess I presumed the electricity etc was looked after by the annual management fee....
2. I was trying to figure out how much the management fee would be for the coming year and I got quite a shock when I saw how much it was for last year. It was €10+ 20% VAT per square metre, which for me worked out about €750. If you get a letter from Pirin Rise in December it ain't gonna be a Christmas card...
3. I also received an offer from Pirin Rise management to rent my apartment, however they are looking for €400 to have it rated. Based on 74 apartments, that works out at €29,600 for the building. I challenged them on it, however they insist that is the cost, so I went looking for alternative means to get the place rented....
4. I had received an E mail a while back from a person called George from a company called BGSecondHome. I kept it because I thought it was George from Pirin Rise (turns out it isn't). Anyway, they have some people looking for long term rentals, in particular 2 couples looking for 1 bed apartments in the same development through to July next year. This would suit me fine; it avoids paying €400 to the management company for the apartment rating, and it guarantees a regular income. If anyone else is interested in volunteering their apartment for this can you send me a PM and I'll exchange some more details...
5. They also said they had a tour company looking for 20 apartments in the same block for the winter season. This would be similar to the deal Pirin Rise are offering, however I'm not sure we have quite got 20 owners reading this.
