Platinum Developments Whitepeak Lodge owners
Hi, I am in contact with 1 other owner in Whitepeak Lodge. We have both visited Whitepeak and whilst we are both pleased with our apartments internally the complex is incomplete - lift not working, basement/parking/grounds not finished and no work in progress. Platinum have said that as people are not really visiting their apartments very often, they do not see the need to finish the work at the moment! SO - we think it is a good idea to start a database of Whitepeak Lodge owners for various reasons. We think as a group we will be listened to more and exchange of information is always good. If you want to let me know your contact info (via private message if preferred) please do so and I will compile a database. Thanks

To be honest it's not easy dealing with Platinum. We paid our final payment last May (08) and are still waiting for our deeds! After chasing just about everybody at Platinum, we have been asked to "be patient" by 1 employee who did at least bother to answer. I have also emailed Joe Sullivan (Platinum) the owner of Whitepeaks - but, guess what, no reply - he's connected with some bagel bar is Sofia now - maybe he's just lost interest in property now he has his money from us - just concerned with bagels perhaps - or maybe not. If he would reply, we would know!

I've just agreed to purchase a studio in White Peaks Lodge. I visited in May and lifts not working seems quite normal - saving money. We're interested in contacting other owners because we feel the management charges are too high and it should be possible to negotiate lower fees at the end of the contract. We're going end of oct if anybody wants a report. Gaggs57

All I can say Gareth is best of luck with the negotiating - we've had no joy with PDI for the Whiteoaks development. We were told there's no negotiating - so there's stalemate for the foreseeable future. This would also be our first maintenance contract! The management company is Ski Management or something like that. I think all these Ski companies are strongly linked (eg. same directors) as PDI. Would love to hear other comments on all of this!

You are probably aware of the new laws "Conominium Act" which allows owners to form a committe and agree the route for managing the common areas and the costs. It does take certain % of owners to carry this forwards but a solicitor will have all the details.

Me again! I've read the maintenance contract which is for 3 years, approx 2 years remaining. The owners can cancel the contract at the end of the period if 51% are in favour.This implies it can be renegotiatednd or the owners can change the management company. I seem to remember seeing that it could be cancelled at the end of each 12 month period.

Hi Uncle, I'm aware of the Condominium Act but its not much use when its impossible to get a list of the owners of the apartments. Whiteoaks is a huge complex, its not yet up and running - waiting for Act 16 - but the maintenance contract is looming. They seem to have us over a barrel as we don't know who owns these apartments and its not possible to get a list of owners unless PDI gives it to us, which is very unlikely. The owners should be the ones in control here, after all, the management company should be working for us. What's very surprising as well is that PDI are dealing with all of this, even though they are just the agents. Why can't we discuss/negotiate directly with the management company, as would be expected? Of course, we have raised this query already but have received no reply - that's why I think PDI and these Ski companies are really one and the same! As you can see, I'm totally paranoid now!! : :)

I'm going over 24/10 for a week. Does anyone know if there are letter boxes for the flats? If so I can leave a letter for every owner with my email adress asking them to contact me. That might help us get a big enough groupe together to negotiate. Out of interest, we have a flat in Tunisia where prices in general are the same as Bulgaria and we pay 200€ a year maintenance charges. In any future contract I think we should receive certified accounts for all they have spent on our behalf with their fees paid as a separate item. hat way everything is clear. Anyway, just think of all the beautiful snow that's going to fall in the next few months and the skiing and the wine and the beer.............

I am told that a notary shopuld be able to get a complete list of all owners. Not seen this is practice but worth asking the question

I don't think the doors have letter boxes - maybe they use pigeonholes at reception. Your idea Gareth is worth a try but I'd say many owners will never visit their apartment. Also, you still have builders onsite I think and I suppose that will be the case for another while to come. I don't think Whiteoaks will be ready for this season, Act 16 is due in November now, but I doubt it. Uncle's idea sounds interesting and is worth checking out. I'll query this with our solicitor but we were already told that PDI were the only ones who could give us a list of the owners. Gareth hope you have a great holiday in Bansko - you lucky thing!

You are supposed to think that they are different but you pay 3 times to one and the same people. It's normal for Bulgaria.
