Payments
Hi, has anyone been given proof of payments made by BD to the developers. I was promised this by friday, but nothing. Tried to call lisa on 01614847970, but phone now does not accept incoming calls. She had also previously said they were closing down on 31st but she would still be there for a couple of weeks. None of this is sounding very good.

Hi Trev , same as ,no email,no contact, hope they do give us the info as promised ,if not were do we go from here?????. The developer send out act 16 ,state they have our money {only the deposits are an issue }now they say the sales agents havent sent enough, I have repeatedly asked ,WHY SAY YOU HAVE THE MONEY WHEN ACT 16 WAS ISSUED ,BUT NOW SAY THE SALES AGENTS HAVENT SENT ENOUGH ,YOU MUST HAVE CHECKED YOUR BANK ACCOUNT BEFORE SENDING OUT THIS INFO ,EVEN THE DATES MATCH TO WHEN I PAID !!! i have had no answer ,suprise suprise I have been told if we take them to court it could take five years ,you would probably win ,but you would never see any money . How can we give them proof if all the sales agents have decided to call it a day I havent a clue at what to do next as anyone any idea ????????? CRACKER

Hi Dave, From my understanding Developer has received some money in bulk payments, but they have never been given any kind of breakdown as to who or which appartment it applied, but they have not received sufficient for all appartments. That is why BD were supposed to be sorting it out. When i last managed to speak to Lisa, she was checking all payments they had received and then she was to match them to the payments sent to developer. Some how we need that info, i will try and contact again monday. I have also e-mailed. Does anyone live near their offices 21 Cheadle Hulme, Stockport, Cheshire? TrevB

Hi All, Sent numerous emails today to the sales agent BDL ,Sorry to say no responce .were do we go from here, if they dont send the info we require ??? anyone any ideas cracker

It has been suggested to us by our solicitors (Dynsol) that we deposit the balance, as we see it, in a bank account in Bulgaria as a gesture of good will, to be paid over to Global Invest when the water and electricity is on and the apartment is actually habitable! Not prepared to part with any more money until the fiasco is sorted!!

E-mail from global invest
I had an e-mail from Global invest today stating that I owe less than was first asked. Only 66000 euro's this time! They have identified that BD have received my money and that I should demand it back and re-transfer onto them!! They have given me until 21st August in which to do this. E-mailed the lawyers asking them to chase up ASAP. Anyone else receive this e-mail today?

Had email of developer stating if I pay 5886 euro ,they will sort the outstanding 50 K if i agree to pay before the 21st, and release the property and no more to pay , ITS A JOKE ,YOU HAVE TO LAUGH OR GET P...SED WHICH IAM DOING THE LATTER !!!!! Cracker

I guess we all received it. Complete joke! So they haven't had the money but if I send them another 4500 euro, they'll conveniently forget it. Can't even be bothered to reply.

A former colleague of mine also bought in royal park and spa. She has recently been out to do a snagging of her own and compiled a 14 page snag list. Her apartment is 1/3 smaller than was first quoted! There was no electricity or water connected to the flat therefore well under finished. Like others on here, her kitchen appliances do not fit where they should as per contract etc. She will be on here at some point soon. She has had lengthy discussions with the lawyer and is getting nowhere with them. She was wondering how many people have bought with dreamhomes worldwide who are posting on here? It's not looking at all good!

€4,500 and they will ignore the rest - they are having a laugh. Bought ours through Property Find but the problem seems to be with Bulgarian Developments as they haven't sent proof of the payments we made through them.

Royal Park & Spa Bansko
Hi Guys, I did not know that there was a lovely forum for the Royal Park & Spa Bansko, hence missed out most of the interesting stuff so far. I have just joined this forum and prefer to let everybody know about my recent visit to Bansko and the experience. I own a small studio in B3 and here is my experience: We went to Bansko in second week of July to take the possession of our flat. The problems I faced in Bansko with the developers are lots and not sure which one to mention to you and which one not. However here are few 1. I must confess that my solicitor (Diliana) was good and it is because of her intimidation, we managed to complete our deed transfer. 2. The main problem that I gather is that global invest was not paid properly from the Bulgarian dreams. You may all recall paying the first instalment to the Bulgarian dreams and as per my solicitor, the necessary money was not transferred to the global invest. Hence the global invest, due to shortage of money in this recession, has turned their back to us by blocking all the transfers to the owners. Nobody seems to know where the solution is and how to get around it. As they have blocked en masse all the transfers, they blocked ours too. However as we physically went to Bansko particularly for the transfer, they agreed to go ahead with our 'deed signing' at the notary and ultimately we completed all the transfer. 3. There seem to be endless flaws in the flat in relation to its structure, equipments that were promised in our initial contract, management policy and the contracts and so on. 4. When we were approached by Bulgarian dreams, it was mentioned that Royal Spa Bansko will be a five star complex. I still don’t understand what they meant by ‘five star’! There are five building blocks and a hotel which is possibly going to be finished in 2yrs time. Once it is finished, we can use only two facilities there namely – swimming pool and sauna free of charge. It is pay as you go for the use of Gym, Jacuzzi, Sky lockers etc which were promised to be free for the owners by the Bulgarian dreams. 5. One of the Buildings most likely A2 is surrounded by other buildings blocking the views in all directions. I feel sorry for them who have got flats in that building. 6. There was no shower cabin in my studio, only one radiator in the bathroom attached on the wall straight opposite to the shower, no ovens or hot plates, no washing machine and fridges as mentioned in the contract. Instead they have put some cabinets in the kitchen and brought microwaves, toaster and coffee makers. We fought fiercely with the developers and after long chat they have agreed to abide by the contracts and I managed to write those specifically in the deed for future completion in the notary office signed by the developers and myself. I hope that they will fit the equipments as they are legally bound now. While we were there, they brought a fridge for us and started putting a shower cabin also changed some the layouts of the lights. 7. They made silly reasons for not providing those items. According to them, adding those items will not make my flat eligible for renting as per the so called ‘star rating’ local policy which we later found out to be utterly untrue. Ultimately they have agreed that we will have those items as mentioned in the initial contract and I’ll also be able to rent my flat out provided I buy furniture from them. 8. Management contract is simply a fuss and an eye wash. We have to pay large amount yearly for maintenance. There seem to be nothing which needs proper maintenance. Alexander, who is supposed to be 24hrs site manager but I could not find any trace of him on the weekend and after 5.30pm everyday. He does not live in Bansko and lives 40km away, no wonder he goes home every day. Anyway we managed to talk to the developers face to face, forced them to abide by the contractual agreement which were all written in the notary deed as ‘incomplete items that need to finished’ and ultimately have signed the deed. I think we are the first and the only family to sign the deed and nobody seems to know anything about the future development particularly how they are planning to hand over the flats to the owners. I sincerely request all of you to talk to them face to face with your solicitor as you will see how they stick to their silly ideas. Please carry out thorough snagging and don't forget to take your contract. yes, it is bulgarian developments and I am sorry that I have updated you so late as I have just found out about this forum while browsing the internet. Also since return from Bansko, I spent two weeks in Toronto for a conference, hence this short delay. I am now writing to bulgarian developments in relation to their false promises. I'll keep you posted as soon as I come up with any updates.
