Hi Del My Solicitors and I are still in negotiations with Developers about the amount my final installment should be. I sent through my solicitors the amount I did owe, but they are wrongly trying to claim more from me.

SteveJ- 11-01-2009

HI, I am going over next week to supposedly complete the deal. I've had it agreed that I owe no more and can proceed. Am just awaiting all final costs, taxes, etc from the lawyer. Fingers crossed everything goes to plan !

final payment
Hi Steve How did you manage to get them to agree that you had paid the first two installments? We are still at stalemate with them and have not had any correspondence for several weeks now

del- 11-01-2009

Hi all again, hoping to finally get concluded next week, my lawyer agreed that they had broken our contract and that we are entitled to our money back but he said you have almost no chance of getting it, advised to try and get best deal going, i also have agreed final payment which is at least something, take it then that others have had email from Mr Statev informing of interest starting to be charged from now back dated to May,not heard from Cracker ,Ttrev B, Dave or Al for a wee while. Del

Hi Del Dave here ! Still in stalemate with the developer and waiting for my solicitor to try and work something out ! There is someone who has apparently come to an agreement and final bill so we will see how he gets on but i would rather not mention his name as i am sure the developers log in every day and have a good old laugh at our expense. I will give you a call when i hear anything Thanks Dave

Developers
All, We are in the situation of still sorting out last payments. Does anyone actually know anything about the devleopers. 2 Things that concern me is: 1: The hotel is currently 'On Hold' and would remain that way if the developers went bust. 2: The developers web site seems to have gone 'Off line' and the last few mails I have been getting of the Developers office (Savina Shishkova) have been from a google mail account set up: EUROHOLDING LTD (euroholdingltd@gmail.com) on behalf of EUROHOLDING LTD (office@euroholding-bg.com) Anyone know more than me?

CRACKER- 11-11-2009

Hi Beer Drinker, Iam still receiving emails from office@euroholdings,not sure about the web site ,i know the Royal Park web site is still running and the developers have another development The Snow Castle this also is live .But i do agree the main company web site is no longer , I have asked the question regarding the Hotel they still say this will be restarted after the winter season {but will it that's the million dollar question} . Hoping to complete very soon after agreeing final payment ,end of a nightmare hopfully ???? Regards Cracker

Evening all, I have returned from Bansko today returned after having completed yesterday for my apartment at the Royal Park (& no Spa yet!). I hope that the outstanding clients can get their situations resolved soon as we are going to be quite lonely until some more apartments are completed! I'm not going to put chapter and verse here as to how it all went, etc, etc, but I'd be happy to answer any queries based on my experience so far. It was a bit of a whistlestop trip, I only went on Monday, made some further progress with furniture Tuesday and completed on Wednesday. Just need all the utilities registered, Bulstat finalised and so and and we're off! cheers Steve

Hi Steve I have just received the maintenance contracts to sign and was wondering if you have signed this yet ? Is 10 EUR per sq metre about right even though the hotel has not been built ? If i could have your email then i could go into detail a bit more only there are two of us on this forum who are ready for completing Thanks Dave

Completion
Hi SteveJ Well done Steve, at least it shows they are looking to complete on the appartments. Did it cost you any extra above the original price to get completion. Have you signed maintenance contract? TrevB

Maintenance Contracts
Hi all Has anyone else had the contracts sent to them and actually took time to read through them yet ? They want 12 EUR per sqm for mantenance of the apartments including looking after the grounds etc which without being able to compare this amount with others then not sure if it is high or about right ? The one that concerns me is the 1000 EUR they want paying annually for utility bills and if thats not enough then they would want another 1000 EUR on account ? This seems very high to me when you think i won't even be using it for the best part of the year and its even higher than my bills over here ? I was hoping to just set up a direct debit and pay monthly when i use the water or electric ( When it gets turned on ) Also they want a non negotiable fee of 500 EUR for locating water meters or something ? I presume when the hotel is built we have nothing to do with the up keep of that even though we have free use of the pool etc. I would be interested to know what other people are thinking of doing and whether we can set up our own utility bills only this needs to be signed at the notary. Thanks Dave

Thanks Dave Hi Dave. I proceeded with the contract whereby I am responsible for paying the bills. You should have had this contract as an option. If you don't have it I suggest you contact your lawyer and/or Savina. I was not happy with shelling out EUR1000 to sit in their accounts to be drawn off as required either. The EUR500 for the meter I tried my best to negotiate on, but was told this is standard charge! Still don't believe it but I wanted to complete so had little option. With ref to the charge per sqm, I believe this is about right from asking around and I went with it in the end. My experience was that the maintenance contract has to be agreed at the time of notary signing. This was advised to be me by my lawyer. It was all done at the same time Hope this helps. Rgds Steve

Maintenance Contract
Hi SteveJ, I dont know if your original contract is the same as mine, but mine states "As total sum for the servicing and maintenance of the apartment shall not exceed 10 euro per square meter without VAT per year for the first 2 years" Hope this is of help. Did you have to pay any extra to complete? Thanks TrevB
