Cracker I have bought in block B3. It doesn't have a pillar in front of the window but until you mentioned it i wouldn't have noticed it. Which App did you say was yours ? Have you been over there or are you planning on going out there. I will be going out there before i hand over the payment for Act 16. Thanks Dave

Hi Dave, Iam buying in block a1 apt 3.3 ,no i havent been out to Bansko{wish i had before now} but same as you planning my visit before act 16 I would like to here from anyone who has been to Bansko and seen the complex and any recent photos cheers dave

Hi Cracker Del here i was out Jan 2008 for a weeks skiing and a look at the apartments. We have bought in B1 apt 5.2 You are a good 10 min walk from gondola in shoes wouldnt try it in ski boots, a lot of building going on round it, some apts will still have views of the mountains due to location,complex is up a hill overlooking Bansko, hotel wasnt started then dont know if started yet.Hope to go out in Jan 2009 whether it built or not to ski and check out apt before paying at act 16. Hi Del, I'm Also in B1 (4.1) Not sure how many sold in this block? Might have the run of the place! Just made Act 15 payment. Have you opened a Bulgarian Bank Account yet? What are you plans for management and furnishing. If you want to use the developers management service, you have to let them furnish it. Not sure on costs though.

I asked the developer last week and she said that 60% / 70% of the development has been sold

Hi to everyone , Its great to see that Royal Park And Spa on this site is coming alive thanks to everyone with your advice/info, would like some advise please !!!! Iam drawing money down for Act 15 which is going to tack 30 days so i will two weeks late paying {breach of signed contract} do you think they will carry out the threat of Act 9 your comments would be a great help regards dave

Cracker My friend has bought an apartment in Royal Park & Spa but unlike me he took out a Bulgarian mortgage to pay off the last 40% but he found out last week that they will only pay out on Act 16 so that meant he was in breach of contract. He spoke to the developer and they will be charging him an extra 500 euro for going over on his payments. I didn't think this was bad considering they can charge you upto 5% of the property price which in his case would be about £3500. Speak to the developer and see what they can do for you. On a wee positive note, nobody is in breach of contract for non payment yet, but the developers are at least 4 months and might end up 5 months late on there side of the deal so at the moment they owe us money.although not to sure if they will ever part with it . Received an email from Nadia today as you all probably of a reminder of payment required. Not sure which bank to open an account with , been trawling through the numerous questions on the site about banking ,Frank seems to have come up with one in the internet banking blog. Still thinking about furnishing place, as not renting out keeping my options open where and what to buy, will have to physically see the place first. Sent off my act 15 payment on friday just waiting for confirmation of receipt.

Surely for some of the stuff we're all considering, i.e. Furnishings and snagging ets we could negotiate a bulk discount if we bought together?

Cracker I got 1.1716 two weeks ago through World First and bought all the Euro for Act 15 and the final 10% + a bit more for any costs i will incur. This was not good news for me considering i got 1.38 for the last 30% and i could have secured it at that rate but thats life. If you look on HiFX.com and go into 'Market Watch' they have a live table under 'Interbank Rates' that you can see what the banks are buying and selling Euros at and look under the column 'Ask' and you would get it about a point less than what its saying so at the moment its at 1.1376 so expect to get about 1.12. Hi all Pinhead can you email me the name of the company you are using for snagging, cracker backs you up on this one , have you had them in to do snagging at royal park already as heard nothing from Nadia since act 15 payment and didnt know if allowed to get snagging done at this point.Hoping to be in bansko for week from 25th Jan if anyboby else going out dk13@fsmail.net Del
