Does anyone have any idea to the current situation of the Hotel. My worry is if we complete on the apartments and the developer then goes under leaving a half built hotel with no facilities or management services to serve our apartments?

Has everyone made their final payment? I still haven't been able to snag my apartment due to it's unfinished state. The kitchen isn't finished, no door strips, marks all over walls, etc etc etc. I'm getting reminders about repayment but no progress on repairs

Hi all, just got back from Bansko today 19/06/209, great place, had a great week and met some great people. Went and checked out my appartment, main bits are done, they have done nothing on my snagging list, they have had this 5 weeks. Problems, Kitchen, my contract says units together with cooker Plates, Fridge and washing machine and sink to be provided. All that is fitted is units and sink(Which has a leak). On quering this via my Solicitor we were told, cannot have a cooker or plates as they will not fit now, but i will get a Microwave. No washing machine, will not fit, but will be put in another room!! My guess 1 between all appartments in a wash room!!!! Shower room- Contract states shower box, sink, toilet seat. Fitted is toilet, sink, shower mixer tap all as a wet room, mixer tap is not connected to shower head. (No room for a shower box now.) Paint work, need to be gone over, their answer to this was, they will wait until the end of the summer for the building to dry out and will repaint then to cover damp marks, sounds feesable, but will it happen, if it does, dont furnish until done or all furniture will be covered. I have seen one kitchen where this has been done, splashes all over. It seems like they tell everyone what you will get in the appartment and then change it, expect all to go allong with it and then threaten penalties for us breaking the agreement if you do not pay on time. Perhaps ive got the date wrong it must be 30/08/2008 and the appartment is being completed on time!!!!!!!!. Oh, and electric and water were on for my first visit but both off on next. You could not look to use appartment now. Hotel has a long way to go. What a disapointment, but i do love the place. Hope this all gets sorted. Unhappy, and they want payment by 26/06/2009. TrevB

TrevB Have you checked the actual size of your apartment then only if a cooker and washing machine no longer fits then the size of the apartment has shrunk therefore it should cost less. I have just arrange for the first snagging list to be done and have recieved some photos which show the kitchen part finished with a sink but this worry's me with the cooker and washing machine not fitting. How can they call it a kitchen without a cooker and hob. Is there a farmfoods in Bansko so we can go and get some ready meals for the microwave. This development was originally sold as being in a gated complex with lifts to all floors and would be a 5 star luxury development being only 600 metres from the gondola but now it is turning into faulty towers. I wonder who thought up the name 'Royal' Dave

Hi Dave, What you think, your kitchen is part finished is their idea of complete. Plenty of fresh salad and one big "Super market". Didn't see much for microwave though. Do you have appartment A1-1.3? Haven't checked size of appartment yet but has been queried, waiting to find out. Problem with kitchen is not so much won't fit, but more won't fit with the units they have put in. Have already checked and all could be fitted if existing units removed and correct planning used. Hi Trevor/Dave take a look at this !!!! how much more can we take?? responce from the developer regarding discrepancy from contract to apartment : it will make you laugh or cry ; see below In the apartment we will install: fridge, microwave oven, coffee machine, toaster. The washing machine will be in a room on the ground floor. The mentioned in the contract electrical equipment was for the biggest apartment we have in the complex and unfortunately the agent has not corrected the contract. The electrical equipment is not delivered in the kitchen because we have workers doing the small repairs according the snagging lists and that's why we keep them in a store house. By tre transfer of the property we will sign a protocol that you recievce all furniture and equipment in the apartment and all your queries with the obligation to fix everything in a reasonable term. 2. unfortunately there is no place for shower cabin the the bath. Everything will be connected and operational very soon. 3. the floor in the kitchen and corridor is laminated because according to our opinion it's better material and keeps warmer during the cold winter months.

Hi Cracker, Same reply Dave and i received. Then i guess if those items were left on the contracts in error, the the price must be 10,000 euros to high as well and they left that too . As far as i am concerned if it is on the contract, that is what we should get unless we agree otherwise. That is also in the contract. It looks like a fight!!!! TrevB

Hi all Not been saying much recently as having other probs with flat which are still not rectified so hit them back with there contract, which they continually remind us is legal and binding and went for Art 10 Para 5 for a full refund, informing them that they have breached there side of this legally binding contract on 3 accounts so far. Should be an interesting reply i get back ,will let you know Del

My latest update is this: Dear Mr. Jolly, We can offer you 2 options: 1. we will deliver oven with plates, fridge, washing mashine in the kitchen. You will decvide how to place them in the room. Also we will install glas doors in the bathroom. /Just have in mind that we have already tried this and the clients were not happy because the lack of space, so they took them away/. 2. microwave, coffee mashine, toaster, fridge and washing mashine in a special room on the ground floor. It's technically impossible to fit correctly all electrical equipment from the 1 option and so it will be not possible for the state comission to give stars to your apartment in order to sublet it.
