Hi everyone The St George developers keep sending us soft focus photos of the furniture packages. Surely its too early to be ordering furniture? Can anyone who is further down the line with their apartment suggest when is the best time to start ordering furniture? We still haven't paid the final balance on the apartment despite reminders from the developer mainly because we're not happy paying it all and leaving ourselves no means of later negotiation if everything isn't satisfactory. Our solicitor advises we must pay it all. Have you all paid in full now? Jude

Hi Jude I have also received a series of emails from the developer about furniture. There were 3 emails; 2 were identical and 1 of them I couldn't open. One of the emails included a letter telling me how to pay for the furniture and asking if I would like to be in the first group of furniture packages that will be ordered at the end of the week. I had assumed the email with the attachment I couldn't open was a furniture list and I have asked them to resend it in a different format. From your post it seems as though they have just resent the soft focus photos which is totally inadequate. I am not buying furniture yet and at the moment I am not buying furniture from the developer when they have not provided a detailed list of furniture items with pictures, dimensions and prices and have generally provided so little information on which to make an informed decision. When I was out there in April I saw a sample of the furniture and wasn't impressed with it anyway. I also had a look at some furniture suppliers in bansko to assess alternatives and felt that were more flexible options around. I want to have some input into selection of furniture items and the design of the kitchen etc to maximise the use of space/storage without the apartment becoming overcrowded. The developers don't seem to understand the concept of consultation and informing owners of detail, but merely say what stage they are at and it is time to pay. The style of communication is very frustrating but compared with the awful experience of some on this forum this does seem to be a good development that is still progressing towards habitation stage. Hi Everyone I got the "Artist Impressions" package as well- but within that there were point and click options which gave you a basic list (no dimensions) of items included. No pictures for example even though they are shown. It also gave prices. To buy the 3 separate packages i.e. furniture, accccesories and linens, it works out at just over Euro 6100 for the expensive one and just under Euro 5000 (about 4800 ish) for the cheaper one. Thats with everything on offer. We haven't made up our minds about whether to go for it or not.

Yesterday we had a phone call from Emerging Real Estate to say that the developer is offering 2 years free credit on the final insallment to be paid on our apartment at St George. They are going to let us have the full details next week. So no, we haven't paid the outstanding amount and looks like we may not have to for a while which would take some of the pressure off paying for something which clearly isn't finished.

Hi Jude You may not know the answers yet until you get more information from Emerging Real Estate but a few questions for consideration came to mind? 1) Will it be a 2 year interest free loan from the developer to enable the final installment to be paid? The lump sum then being paid over in order to complete the purchase, transfer the deeds and take legal ownership. In this scenario it would seem that you will have completed the purchase, own the property and then have a separate 2 year loan with the developer. or 2) By having a 2 year interest free loan from the developer will this mean that they retain ownership of the apartment for the next 2 years until the loan is paid and only then will ownership transfer to you? In both of the above scenarios how do they relate to the contract terms of paying at Act 15? In the first scenario it could have been deemed that the contract will have been complied with as the final installment is paid and a separate agreement has been entered into with the developer regarding a 2 year interest free loan with new terms and conditions attached to paying it off. The second scenario would seem that final settlement is deferred and therefore breaches the orginal contract unless a variation ito the contract is agreed by both parties. I would like to stress that I am not a lawyer and these are just potential implications around the offer that occured to me that it would be helpful to have clarification on, particularly about ownership of the apartment. Do you know if this is an isolated offer or is the developer offering it to other purchasers? I would be interested to see how this pans out and good luck. Margaret

I have sent final payment for the appt and paid for the furniture package. (gold basic & platinum kitchen) for a one bed appt. I know it's a bit of a wing and a prayer but can't be botherered with the hassle. If I come across any problems I will let you know - having said that, I won't be going out there untill Feb half term. Is anyone going out there this summer?

Hi jdean No - just had an email today from Yasen at Sanara confirming Euro Atlantic have recieved payment. Presume you have the letter from Sanara dated 30th March about marketing info. If I hear anything, I'll let you know.

Hi Jude Just wondering if ERE had given you any further info on the 2 yr payment plan? Has anyone else made their final payment? I am still holding onto mine as I have never received any photos in the past year from Sanara and that Yankov lot are as much use as a chocolate teapot. I got an e-mail from Yankov last wk looking my final payment and they attached a copy of Act 15 which was in Bulgarian (very useful). Anybody else any further on??? Eddie
