Let's keep talking - makes me feel better as there are not many New Inn owners on the forum. I am now reading all about the Old Inn, which looks like a replica of the New Inn right next door. The New Inn seems to have disappeared off the radar everywhere though as no-one mentions it! mmmmm!!!

New Inn
From what I have just been reading it seems that the pound might rise more against the euro as our interest rates move up to 6% so the longer we delay the better it might be from an exchange rate point of view. It is already fairly high at 1.4830 euros to the pound. Or it might be an idea to buy say half of what you need now at that rate and hedge your bets!

That is worth a bit extra towards the final payment! I may look at that. I have just bought some dollars for next years hols to Florida as the rate was almost 2 to the pound!

Yes, but not of Bansko! I've actually never been to Bulgaria, although I have owned an apartment at Sunny Beach for two years!! I really should go!

Made me chuckle!! I have never been either - another blind fool! Just seemed like a good idea a couple of years ago when I had some spare cash! How life changes in two years.....
Anyway I am still optimistic about it being a good thing to do long term. I am planning to take my 4 year old for the school holidays as I workin a school and get 6 weeks off in the summer.
Gonna hold onto the cash for as long as possible though.

I've still had no demand for final payment, though I did get an email today saying everything was ready - elec, sewerage, water. I assume everyone got same email.

Yes I got that one too. Still, I did not take it as a demand either so am sitting tight! When asked I am going to say I am holding back final payment until Art 16 is issued, due to all the previous delays. I am not paying any more until i know I can use the place! We have already lost a year. Can I ask if you are going out there to sign notary etc? Have you actually seen the New Inn yet?

I went out there 2 years ago. At that point they had only layed the foundations so there wasn't much to look at, but was useful to get an idea of its location and just to see Bansko.
I had problems with something I invested in prior to New Inn (I withdrew from it) so got a solicitor this time. They have power of attourney to do everything so I don't need to go out to sign Notary, though I guess I may do if I can combine it with another visit which I'd like to do sometime this summer to see it completed.
A solicitors obviously been useful as I can get them to contact Lakon for me and to make sure (hopefully!) I'm not just getting a load of bull. She's been pretty quiet on the issue of any penalty for it finishing late though.
I've not really even bothered contacting her for updates over the last 4 months (though I did last week) as it seemed to be getting pointless as it was obviously just progressing very slowly! Like you, I just told my solicitor I wouldn't be paying anything until it was ready for occupation and I guess she passed that on as I've had no further demands for payment.
I've still not done anything about furniture but may look at it soon. Did you furnish yours? If not, what are your intentions re this and letting it?

I have not furnished mine yet - I want to see it first before I decide on furniture etc. I may go out inthe Summer as I get 6 weeks off. I have a 4 year old little boy and i would like to go out during the Summer holidays. May just take sleeping bags until we get sorted! It will be an adventure for him!
I am not planning on renting other than to family and friends - it all sounds like too much hassle for what little you gain to be honest. And I work term time so I will want to use at peak times so not much use as these are prime rentals weeks anyway.
I noticed some newer photos on a website today -Balkan Ski chalets - take a peek.

New Inn
I got two emails from Teodor Russanov from Lakon on Friday. The first went on a bit how everything was finished with "all the needed components of a completed building". Which, of course, is patently untrue as the most needed component is Art 16 which I assume is does not yet have. This e-mail was followed an hour later by another which was practically identical except that the second one asked for the full payment. Has everybody had this request now or is it just me?

I only got one email. No mention fo asking for the money so I am keeping my head down! I really do not want to pay unti Art 16 issued and think we should all dig our heels in on this. I am a bit short of the balance so I cannot pay it all right now. I am frantically selling stuff on ebay to amke up the difference! I may well hold some back anyway until I see the place is really finished.

Has anyone got anymore news or heard anymore from Lakon or their solicitor with an opinion on witholding payment until Art 16 is issued. If it is all finished as Lakon say it is then why has Art 16 not been issued? It would be nice to get this forum going again. At the moment it appears that apathy reigns supreme. Do we all think that we have made a big mistake so are trying to ignore it and hope that it will go away??

I am still here watching the forum for New Inn owners but it does feel a bit lonely. I thought the complex was sold out!!
I have had another demand for final payment and am still holding back. I have asked for some photos at least of the complex. The only ones I can find are on Balkan ski chalets.com which does show some more up to date photos.
If all the issues are finally resolved then Art 16 should be granted,surely. I have been reading about the Monastery problems and have been slightly worried as it is the same builder who has built The New Inn.
I want to hold back until Art 16 is issued but am slightly concerned that they could void the contract. My contract states that if I delay payment the cobtract will be voided but that I am entitled to all monies that I hav already paid (minus deposit) - but actually getting it back is another thing!!
I would be interested to know your stance.
As much as I am keen to get out and see the place, I am very reluctant to pay the rest, sign the papers and still be unable to use it. I am a bit short of the final payment and the interest I am earing by the final payment sitting in my bank will help to fill this shortfall. I would rather not put more money in Lakons acount to earn interest along with the rest they have been accruing for the last 3 years!

Hi Vendita. looks like its just you and me then and everyone else has lost interest! I will resist paying until I know I can use it, but I do not know what the exact legal situation would be. They already conned me into paying for the furniture a year ago by telling me that it was almost ready and I am still annoyed about that. I would much rather have had the interest on the money rather than them! I am still waiting to hear from my solicitor with her thoughts. The whole situation seems almost unreal and you could not possibly have imagined such a sorry state of affairs when we put the deposit down. I take it that you had no interest when you offered yours for sale - apart from that pillock ajay!

Hi! - there are other people! Those who forgot about the existence of this forum!
We bought also at the New Inn and had a couple of emails from them back in June.
As you say, we also do not want to pay final payment until Act 16, I believe this is normal (any property developers here who can verify this?)
The other aspect is the penalty for late delivery. I'm currently looking for a lawyer in Sofia who can deal with this on our behalf. There is a chance that several of us using the same lawyer might give us clout and keep our costs down but that depends on how many other people also want to go down this route. (Sounds like there might only be half a dozen of us!)
