Frank that is certainly a stunning building in the background and when the snow melts off your roof it can all pour in to the moat dug around the building in the foreground.

Nobody on here seems to have said much about this over-inflated maintenance charge in the contract. I even had the pleasure of Lakon phoning me at work yesterday saying they need it back asap!
Does anyone else have it, or have people not even paid the final installment yet?

If you look carefully, or go there, you will find that these buildings are on a slope. My experience is that water flows downhill. I'm sure that Bulgarians have experienced this too, and that there will be an outlet on the downhill side of the "moat", and steady falls towards that. Flooding in the late summer was due to the Glazne bursting it's banks. This site is well away from, and above, there. Personally I am not worried about flooding on this site.
I'm buying in the Old Inn, not the New Inn, and I have not received a draft MANAGEMENT contract yet. My contract is very clear, though, on what is included in the 7 Euros/SqM MAINTENANCE charge, and insurance and security are specifically excluded.
Naturally I want permanent and adequate electricity and water connections, like everyone else, but I don't have to make final payment until 6 months after article 15 is achieved. Although this is late, I can see some benefits as well as disadvantages - it gives a bit more time for the general infrastructure of the resort to catch up and for some of the other building sites to reach completion.

My old man hasn't received it nor has he paid final payment yet, regardless of Teodore's charming emails. He's trying to arrange to go to Bansko over the next few weeks to do the snagging before handing over the wedge.

I am reluctantly going to bite the bullet and pay the final installment. but only because I have managed to find someone to come in with me and share the apartment. I think that rentals will be dire and if Lakon can't sell the remaining apartments in the Old Inn and the New Inn, then what chance have we of ever re-selling and realising our investment? I also have grave concerns regarding Lakons financial stability. They have obviously had to pay for the building work and the loans which they must have from the banks must have cost them far more in interest than they ever expected as the building has run so late. On top of which they have not sold all the apartments. Teodor makes some very ominous remarks about re-paying the banks in his lovely e-mails. Am I right in thinking that they are not currently building anything else, in which case you have to wonder why. I wonder how it would leave us all if they did go bust.

Just got an e-mail from Teodor saying that I am likely to miss the start of the ski season! Does anyone know, has the New Inn got electricity and water connected now so is the issue of Art 16 actually imminent, or is Teodor just trying to con me into paying sooner??

There was running water from my taps when I was there as I tested it. There was electricity as well as I'm sure I had the lights on in the bathroom as there is no window in there.
As for them going bust, don't know about that but I'd be surprised as they've built quite a few things in bansko - monastery, prespa, library are a few - so I reckon they must have plenty of cash.
I would have also thought we'd be safe if they did anyway as long as we own the apartment. I guess a bank would take back those unsold. In theory I think we could boot them out as the managers of the apartment if over 50% of owners voted to do so, so I guess they don't have to be there (assuming its all finished of course!).

I've had Lakons response via my solicitor re the maintenance charge:
LAKON are not willing to lower the price because of the insurance service included and the cost of labour and materials going up.
Also, we won't be getting the so called 'spa' facilities for free.

Has anyone had any thoughts as to paying this 12 euros or sticking to the 7?
I asked Lakon what the fee will be to use the spa facilities, if its yearly or on use, but they just said it will be a big discount on the price, so pretty vague on that one!
From looking round on the internet, does look like with the 12 euros plus fees for facilities we'll be paying more than most do.
