Hi,
I used Noblex solicitors. Someone from the company met me out there for the notary stuff. A tranlator just turned up. Don't know who organised that but I guess the notary make sure one is there as I think you have to have one to sign it over etc. I don't think you'd be expected to arrange that.
Not had it furnished yet. Met with alexander services when I was there and hoping they can help to arrange something, but still waiting on that one.
Anyone else any thoughts on the maintenance contract ??

Maintenance
Said it before and I'll say it again - the contract which they wrote and which they signed says 7 euros for the next two years - so why would you pay anymore? Its in the contract.

New Inn
Just out of interest can we have a "heads up" and find out how many people buying at the New Inn are still remotely interested in their "investment" and are still reading/watching this forum. Or is everybody so fed up that they just don't care anymore? Does anybody have any info on the New Inn and Art.16. I know Teodor just keeps saying any day now but does anybody have any real idea. In the meantime a season of potential rentals is once more slipping by.

i do care just a bit disappointed in the development of the resort as a whole. really though i suppose that rome wasn't built in a day. things are just going to take time. on the new inn the folks at alexander services are impressed with the quality of the finish!
WRt to rentals don't think we are missing out on too much!!

I'm still here, regaining interest now work commitments allow. Have most people now completed on the purchase or is everyone still waiting for Act16?

Old Inn
Hi. I joined the forum a few months ago to try and get a feel for how things work in Bansko. I have found your discussions interesting, informative and not very reassuring!
Pilot Paul, there are people out there reading / listening.
We have bought an apartment in the Old Inn and reading all your comments on the New Inn, does not fill me with confidence, dealing with Archadia, especially, regarding the delays you guys are experiencing.
The completion for the Old Inn was supposed to be July 2007, still no Act 15 and when I asked them about Act 16 implementation dates, was told that because of all the building activity, there was no way the Municipality would be issuing it in the near future.
Not sure if I should start a new thread for the Old Inn or keep under the New Inn, as the development is linked, especially with the 'Spa' etc and you are up to speed with all the problems.
Advice please?

I am still here, reading every day and posting periodically.
Just paid final instalment as fed up of dithering - it;s done now and somehow I feel better for it!! Odd I know as my bank balance is now alot less!!
Shopping for furniture and have just booked flights to go out In Feb to sort out transfer and have been told that I can stay int he apartment before notary transfer so now looking forwrd to first ever skiing holiday with my 4 year old!
Trying to be positive and think long term. This is not going to make me a fortune but will be a nice place to spend holidays with my son and for family and friends to use.
Stick with it guys!!

I thought everyone else had disappeared! I'm preoccupied with this maintenance contract but no one seems to be at this stage yet.
Unfortunately my solicitor who I've had for 2 years had just left, they've passed me onto her colleague who doesn't seem nearly as good and misunderstands everything so getting nowhere with the maintenance contract negotiations.
Just got a firm to do a furniture quote and it was over 5,000 euros for a small studio! 1300 more than lakons quote. So getting nowhere with that either. Vendita - let me know what you come up with, thanks. May go over and try and do it myself at this rate.
I think Old Inn may as well be discussed on here as its more or less the same thing!

Maintenance charges
Hi Flatlander. We received documents for proposed Old Inn maintenance charges as yours at 12 Euro. I questioned as you have and received the same 'explanation'.
However, the covering letter said,
'The General Meeting will be called and held after the building has obtained a Permit for use. The maintenance fees will be due and payable from the date of the above-mentioned permit.'
This reads to me that the maintenance fees aren't due until Act 16. Is that the same situation as yourselves?
I'm still trying to get a lawyer whom I can trust at a reasonable price. I have been quoted 1020 Euro for the conveyance legal fees plus Notaries etc. Seemed high to me, does that sound reasonable?

Carver-Hi Please stay on this forum as we are getting more info from you than anywhere else! I had though the issue of Art 16 was down to simply the provision of the utilities. If it requires the whole infrastructure in place around the New/Old Inn then that is a whole new problem. Until now Lakon have been saying that it was just the utilities that we require. Is anyone talking to a solicitor that they trust that can clarify this problem? Or do you know Frank? (if you are still reading this) Vendita - If the above is the case I would seriously question whether you would be allowed to stay in your apartment without Art 16. Just cos Lakon said so is not a guarantee!!! On the other hand I bet you can rent an apartment in Bansko for next to nothing!!

Hi Carver,
I was told as well when I went to bansko that payments would be due when art 16 was issued, though they want me to sign the contract now as they say I now have ownership of apartment. I'm guessing the real reason it they just want as many back as soon as possible signed at 12 euros.
Not sure about your quote. It sounds good if it includes EVERYTHING. By that I mean all the taxes and solicitor. In fact it sounds too low if it has all that. If its only solicitors fees it may be a bit pricey.
I paid about 1200 euros total at notary. That was for all taxes (which are about 1.5% of purchase price - I've got smallest studio) plus any other notary fees.
That doesn't include any solicitors fees - I organised a flat rate of about 750 euros 2 years ago for them to assist me whole way through (apart from this maintenance contract which wasn't included).

Hi Flatlander, thanks for that info. The solicitors quote is only for their fees and not taxes etc, so a bit pricy. They are a large reputable company so I will probably go with them.........their English is good at least!
I will ask them to chase up Archadia to come up with a realistic date when the apartments will be useable. When I contacted them myself, Archadia were totaly evasive regarding timescales althought they say the apartments are completed.

I think if they're reputable and good english its probably worth it then, you do hear stories about people having problems with solicitors as well.
Keep us updated then and I'll do the same if I find out anything. I would guess old inn and new inn will be getting art 16 at the same time

Received an email from the firm that will be managing our property in the New Inn...it reads....
I would like to inform you that we refuse all reservations which we received
till now and we kindly asked our partners to wait to be informed when it will be
possible to accommodate their clients in the New inn. For the present we
didn't advised that the building is ready for use and we didn't accept from
Lakon the apartments we have rental contract for. This situation put us in
very confusing conditions regarding relations with our partners - tour
operators. Because of the uncertain about readiness to confirm the
reservations, I'm afraid that the contracts for this winter with the
touroperators will be cancel. We already have notices.
So I’ll keep you informed about the opportunities for renting this winter.
