Do we know which tour operators they had contracts with? I've never seen the New Inn listed in any tour brochure. Thats another winter season that Lakon have had our money without the possibility of a penny in rent.

Flatlander, yes it is Balkan Property Management that we received the email from.

Looking at the positive side, at least they are indicating that there were potentially rentals to be had!

Have you looked at their website - it doesn't work, so you couldn't book even if you wanted to - assuming you could ever find it in the first place!

I've looked at the BPM site a few times and it strikes me that it has no function just the same as the Archadia site, probably the same people. Archadia's site hasn't changed 2 years, check the news page, last entry 2005 still talking about the winter Olympics coming to Bansko which was never an option. I am still trying to get to grips on the way forward to let properties in Bansko but my gut feeling is it's going to be impossible for letting on a business basis for a considerable time and I will probably go for letting to people I know. For info, I have just received a backdated Act 15 for the Old Inn so I might be able to use it in a couple of years. I notice in your blogs for the New Inn you all seem to refer to Lakon which is not a name I have come across dealing with the Old Inn. I thought Archadia was also the developer for the New Inn. I can only hope that this is going to be a long term investment and something we will get some pleasure from. I don't think there is a cat in hells chance of any finacial return in any dealings with Archadia or its subsidaries.

Archadia and Lakon are the same company, although they will say otherwise. I know someone who was involved in some legal wranglings with Archadia, and went to there offices - it was same manager sitting in the same office. I guess there are some kind of financial reasons for doing it the way they have. I've not heard good things about Balkan Property Management, and I think you are right that they are tied in with archadia. I met with a girl from my agents, Balkan Ski Chalets, when I was there. I told her I was not going to use BPM and she made it clear that was a good idea! It would be good if we could get enough owners together to arrange it ourselves. All you'd have to do is then approach another letting agency with a good reputation and they could promote it to tour operators and manage it. Problem is you'd need a lot of owners for a tour company to be interested which is the difficult bit.

hi all, just to let you know i have had my apartment surveyed (independent technical), and also snagged by anther company. both commented that the development is one of the best in terms of finish in Bansko!! pity we can't use then and there is nobody wanting to use them!! Cheers!

That's good to know! Did they actually find anything - in other words, can I save myself the cost of a snagging report???

honestly no they didn't. they advised in its current state they would accept it if they were buying it. however they are not foolish as you and I!! i should point out that i did not get a kitchen installed so that may be a source of problems. also they advised me that a shower base and door etc was installed but no actual shower so i have contacted Lakon about this. Cheers all.

Mine also had no problems at snag, again no kitchen, apart from no shower head which I noted on acceptance protocol (let me know what they reply to you about that one john - thanks).

hi there, the reason i have been given is security and that some have been stolen on other developments. therefore lakon wait until the apartment in fully signed for and then they install the shower fully. as at this stage a lot of owners chang etheir locks. cheers J

Hello everybody and happy New Year. Just wondering if any body has heard any update re potential rental of our apartments? I was trusting enough to sign an agreement with Balkan Property Management in December 2006 in the belief that the apartments were soon to be rented out. Here we are in January 2008 and still nothing. Has anybody else signed this contract and aif so are you intending on sticking with it. Bearing in mind it has not delivered the goods then is it worth abandonning this and trying to go it alone for rentals or choose another company. I notice a years notice needs to be given so to back out now leaves us free to rent ourselves from next season, Winter 2008. I always thought of this as a long term investment but thought I'd be handing it to my children, not grandchildren. Jennie

If Abu Dhabbans previous posting is correct then there are to be no rentals this season through BPM. I'm not going with them, but I've written this season off anyway. I can't see how the apartments can be rented out when its still a building site outside. I'm guessing no rental agency would want to leave themselves open to the likely complaints from, and possible injury to (with no roads or paths), people they'd booked in, especially when they can easily avoid this with plenty of other places to put people.

I've had an e-mail saying BPM are going to make an announcement in the next few days regarding the current rental situation (presumably they mean lack of it). I'm thinking if possible of renting it out through somebody else. Only problem is that there's no shower or fridge in, supposedly for security purposes and Teodor from Lakon is ignoring my e-mails requesting he organise their installation. Not sure where to go fronm here really.
