Sorry for the late reply. Unfortunately I didnt get to see inside my apartment as I never got a reply from Teodor. All I can tell you is that the outside is looking much better than it did last summer, better quality finish I mean.
The immediate surrounding areas are still very much building sites but there was work going on outside the new inn laying cables etc. Personally I am pleased with the outlook from the building on both sides as there is going to be a road way in between NI and Frank's place and there are no buildings immediately to the rear of NI.
Hopefully I will be able to use the apartment next winter. Has everyone paid the final payments yet and completed the transfer?

I'm going out there 20th March and staying in my place for 4 days, so I'll certainly report back on that. Assuming I can stay there and there is elec and water of course! As they are choosing not to reply at the moment its impossible to find out from them.

New Inn
Hello
My wife and I also have an appartment in the New Inn (D9) and are also concerned about it being completed. We have read reports on the net (from the Sophia Echo) about some developments in Bansko which have been built illegally and may need to be demolished. I hope this is not one of the reasons this development is not ready! I am new to this forum as I have only recently started to hunt down reports of problems at the New Inn after getting little or no respnse from Teodor.
The last we heard from him was that they were waiting for the council to make up the roads. We have not used the flat yet, though we were shown around last February, 2007.
What is the news you can tell us that we may not know?

I got a solicitor to do all the necessary checks before I purchased, so I'm sure there is no problem with it being illegal.

Sorry for taking so long to reply but life has been manic since returning from Bansko.
If I amhonest I was a little horrifes when I arrived to see the general state of the town and the building sites. But by the end of the week we were much more positive about the outlook.
Teodor, the lawyer and translator were amazing and could not have doen enough for us during our stay including taking us to the supermatket, dropping us at the gondola, and Teo even took my little boy for a coffee and a cake while I sorted out the legalities with the notary. I was completely reassured by their attitude and they seemed very trustworthy!!
We stayed in the Refectory which was really nice and we popped in and out of the aprtment to drop some stuff of and do some measuring up and soring out and snagging. The electricity and water were working fine. Checked all the taps and all lights and heaters. The finish is reasonably OK - just a few bits I picked up on but now different to anew build here to be honest.
What is nice about the location of the New Inn, Old Inn and dear Frankie boy's Pirin Lodge is that they are not packed to closely together and with no more building permits being issued there is reasonable space around the perimeter and when it is all complete with roads etc I think i will look awesome. The views are absolutely amazing and I was very pleased with the location. You can cut through a few other complexes and be at the gondola in no time at all which was also a nice surprise after reading all about Bulgarian metres!! The electricity wiring and pylons look a little dubious by UK standards with wires visible all over the place.
Teo was frustrated by the amount of trucks still using the road and they have said they will not complete the road properly until all building in the locality is complete as the traffic is ruining the roads. You can see theyhave tried to make the roads good but it is a waste of time. It is like buying the first house on a new housing development - very muddy and dusty but worth it in the end! What hoorified me was the piles of rubble all over the town and I do hope that this will al get cleared at some point!
I know I will be shot down for showing some positivity on the forum but I am being honest and I am looking two years ahead and I can see this place will be wonderful.
Queues were bad at the gondola early in the morning but we went up the mountain later in the day and had no problems.
Met with Creative interiors on Pirin Street re furnishing and they were excellent with great advice.
If you are in it to make a quick buck then you have probably made a mistake, but for those looking for all year round family holidays in a beautiful place, then this is the right thing at a very good price.
I am in it for the long haul now so will be positive and look on the bright side and just make the most of the place when I can!
We had a great week and plan to go back in the Summer and stay in the apartment. There is 24 hour security at the complex which is also reassuring. I have loads of pictures to post when I work out how to do it!!

I was there over easter. My views are much the same as venditas. As a quick buck there is no chance, but if its for your own use then there shouldn't be a problem. Mine was for more of an investment/rental income, so with all the 'if's involved now I guess if I'm honest I wouldn't buy it if I could turn back the clock as its so risky as to how it will all turn out.
If all the roads get done, everything landscaped, facilities built, and another gondola and more ski runs built (not much to ask!!!) then it will be fine I think. And as long as a pathway from gondola to new inn exists (certainly not passable now and could get blocked off completely - a good kilometre walk along the road as it stands) then location is ok.
Apparently the municipality has to build the roads around all these apartments, and they won't do that until all the trucks have stopped going up there and buildings stopped. So with the end of all the building to come plus the wait for the municipality to actually build the roads its got to be at least 2 years before its even rentable as no tour agency or letting agency will go near it without proper access when there is so much else available.
My experience of Lakon certainly wasn't as good as venditas. I stayed in the apartment, and Lakon cut the electricity off just before I arrived as they said it wasn't individually metered and there was no art 16. They said I shouldn't have been staying there. I pointed out we'd had various emails saying make last payments, first guests are booked in etc as its ready. So fortunately they put it back on, though it cut out again after a couple of days. So the stuff we've been told about it being ready is not true, told from the horses mouth we can't stay there.
I got on the gondola pretty quick, but it was end of season. I was told it was 3 hour queues over xmas/new year, and an hour normally. The capacity and amount of runs available certainly don't match that amount of people.
I don't think we'll be losing money as long as things steadily progress and improve, so just fingers crossed. I'm all paid up from a while back and put it with an agency to look after - so I'm going to try and forget about it now for a few years and hopefully when I return back to it they'll be significant progress!

Rental Management
Hi all,
I am a new member and also an owner of an apartment in The New Inn.
I have been approached by Lakon, who are arranging their own rental management company (more details to follow) and requesting us to sign a new contract with them (Lakon).
However, we were originally advised by Lakon back in 2007 that we were to use the services on Balkan Property Mangement (BPM) and therefore sign contract with BPM, which we did accordingly.
Now we have receved this recent email from Lakon advising us to terminate the existing contract with BPM and sign a new rental management contract with Lakon (not sure at this stage if there would be any financial penalties if terminating the BPM contract).
Has anyone else; firstly signed the contract with BPM and has anyone subsequently received the email from Lakon concerning their new (internal) rental management company & new contract?

I never signed with BPM and I've signed with an independent company now anyway. Not had anything from Lakon, though I think they may know I've gone elsewhere.
Let us know the deal they are offering as it would be interesting to know.

Hi, it's nice to hear something a little more positive on the site. (or am I being too positive saying that!)
Anyway, I signed up with BPM so far back now that I can't remember when. I've not had any contact at all from Lakon to suggest changing contracts. I'll attempt to contact Teodor to find out anything further,

Hi all,
Today received new rental contract (posted from Bulgaria) to sign, a couple of small obvious errors, not read the contract in depth yet to see if there are any more issues.
Has anyone else received this new rental management contract?
Lakon Ltd say that this rental management company are 'complex managers' for The Refrectory and The New Inn, they also state that they are developing a website and are 'in touch' with tour operators.
Your comments would be appreciated

Have to say that I am starting to get jack of it all and am considering selling the apartment.
Anyone else in this state?
Any ideas of what a one bed apartment would be worth these days would be appreciated.
