:roll: Keep us posted Flatlander - I am not prepared to pay any money until the proprty is "liveable and rentable" I do have the 6 months to pay with my payment option but I would like to be able to use the aprtment and let friends and family go so I was expecting to pay early but I will notbe parting with any money just yet!!!

Got this back from my solicitor: In regard to the unfinished condition of the complex: The Standard Form 15 is not the final document showing that the building is ready to be used. There is also Standard form 16 or the so-called "Certificate for bringing the building in exploitation". There is no problem the transfer of property to take place before Standard Form 16 is issued. I am explaining all this because at "Standard form 15" stage it is normal some finishing works such as for example painting the external wooden elements to be left for completing. So its looks like transfer can take place before all finishing works are done. Not sure if its possible to insist paying after Form 16 is issued or not. I'm not in UK and don't have my contract so not sure when it is specified last payment has to be made.

Ask for a copy of Protocol 15 (or ask your lawyer to request one) for the New Inn :!: You may be surprised to find out that they won't be able to supply one. Guess why.

Hi All Have you seen this: http://www.sofiaecho.com/article/construction-in-bulgarias-bansko-stops-on-january-1-2007/id_18572/catid_74?bulletinstat=1 It would appear that all building work is to stop in Bansko on January 1. Has anybody got anymore details?

Has anybody in blocks C and D asked to see the copy of Protocol 15? If chickenman is right (where did he get that name???) then Lakon have lied to us again. I'm already annoyed at being asked for and having paid for the furniture when they clearly knew that it still would not be ready for months. And now it is quite clear that we will all miss the rentals for this winter which will be hundreds of pounds lost. We should all insist at least that Lakon stand by their penalty payment clause and at least compensate us for the delay.

Our experience at Belle Vue was that act 15 was obtained in June 2005 and act 16 on Dec 31 2005 so about 7 months. It was not ready for letting until act 16 and the developer would not permit anybody to stay there until this was achieved. I had negotiated that the 70% final payment was due only on act 16 and the developer honoured that agreement. The spa and swimming pool were done after act 15 together with the final electricity connections , light fittings , the bar , painting of public areas and garden. All structural work and painting of apartments was done before act 15. We visited after act 16 and the builder happily put right some minor defects and fitted a breakfast bar and arch at minimal cost. It is a lengthy process and patience is needed but our experience was very good in the end and we are very pleased. Mono

PS We arranged our kitchen and furniture separately from the developer and it was about 50% of the price and just as good quality Mono

Hi John If Chickenman is right - and I'm sure he is - that the New Inn will not get its Protocol 15 this year and if mono is right - and I'm sure he is - that Protocol 16 and subsequent use will be another 7 months or so then buying your furniture is one of the last things to worry about!!!! Still it doesn't worry me 'cos Lakon conned me into paying for my furniture months ago!!!!! Still, we can always invoke the clause in our contract which states that we are entitled to all our money back if completion is more than 6 months late!!

hi there! mono who did you get your furniture with? We bought from Varna Furniture shop - they did it all including plumbing in the sink and are you letting it out yourself or through an operator/agency? I proposed a leaseback arrangement for a group of 12 of us which has been taken up by the developer. He pays us a fixed sum for the year and pays the maintenance and utilities. Mono cheers, john
